Lakota Crossing Eligilibity Requirements

Lakota Crossing, LLC will not, on account of race, color, religion, sex, national origin, familial status or handicap/person with a disability deny to any family the opportunity to lease or rent a dwelling unit suitable to its needs. Selection among applicants will be according to the oldest date and time of application.

A prospective tenant will be selected based on the proper size bedroom unit available, by the oldest date and is offered a unit. If such offer is refused, the application will be removed from the waiting list.

Applicants must meet all eligibility requirements, to include but not limited to the following below:

Eligibility Requirements

(a) Applicants must be a citizen or national of the U.S. or an eligible, qualified non-citizen who has eligible immigration status.

(b) Head of household applicants must be 18 years of age or older and sign all authorization documents.

(c) Applicants must provide the following: proof of any and all income & assets, picture ID for all members 18 years of age or older, copy of birth certificate for all members, and copy of social security card for all members.

(d) Applicants must be income eligible based on gross income that is at or below LIHTC and/or HOME published income limits for Florence County.

(e) Applicants must pass a landlord reference screening, credit screening & criminal background check.

(f) Under the LIHTC program, households consisting of entirely full-time students will not be eligible to live at the property regardless of their income, unless one of the 5 exceptions are met: 1) at least one member of the household receives assistance under Title IV of the Social Security Act, i.e. TANF Payments, 2) at least one member currently enrolled in a job-training program that receives assistance under the Job Training Partnership Act, 3) head of household is a single parent with children & neither the parent nor the children is the dependent of another individual, 4) at least one member of the household is married and filing a joint federal tax return, or 5) if all occupants are full-time students, has any student formerly received foster care assistance.

(g) The family size must be appropriate for the units available based on the following occupancy standards:
