Maintenance Inspector
Position Summary:
The Housing Authority of Florence is seeking a detail-oriented and proactive Maintenance Inspector to coordinate maintenance services, perform property inspections. This position plays a key role in ensuring all public housing properties are maintained to HUD standards and local code requirements.
Key Responsibilities:
- Schedule, conduct, and document facility inspections for compliance, safety, and preventive maintenance. Prepare maintenance reports, inspection logs, and ensure timely follow-up on identified deficiencies.
- Monitor contractor performance and ensure contract compliance.
- Maintain maintenance records, warranties, and asset inventories using property management software. Communicate professionally with residents, vendors, and staff to ensure high-quality service delivery. Ensuring vacant units are turned/prepared to meet HQS and Inspire standards.
Qualifications:
- High school diploma or GED required; associate's or technical degree preferred.
- 3+ years of experience in maintenance and maintenance inspections and/or property management.
- Working knowledge of building systems (HVAC, plumbing, electrical, etc.).
- Knowledge of maintenance management practices and procedures.
- Proficient in Microsoft Office Suite and maintenance management software.
- Excellent organizational, communication, and recordkeeping skills.
- Ability to fabricate components as necessary for repairs or improvements.
- Excellent communication skills, both verbal and written, with a focus on teamwork.
- Strong problem-solving skills and attention to detail in all aspects of work.
- Valid driver's license and reliable transportation required.
- Knowledge of HUD regulations and housing authority operations a plus.
